When most investors first explore real estate opportunities in the Dominican Republic, they naturally focus on Punta Cana.
It’s the country’s largest tourism destination, has the busiest airport, and offers hundreds of new developments to choose from.
But during our recent real estate tour across the country, another destination continued to impress us: Bayahibe and Dominicus.
Located on the southeast coast, approximately halfway between Punta Cana and La Romana, Bayahibe offers something many investors are increasingly looking for: strong tourism demand, beautiful beaches, proximity to major attractions, less sargassum than many competing destinations, and property prices that often remain more accessible than comparable beachfront areas in Punta Cana. Where Is Bayahibe?
Bayahibe is a former fishing village located approximately:
* 20 minutes from La Romana International Airport
* 50 to 60 minutes from Punta Cana International Airport
* About 1 hour 45 minutes from Santo Domingo International Airport
Its strategic location gives visitors access to multiple international airports while maintaining a more relaxed atmosphere than Punta Cana.
The Bayahibe-Dominicus area has a relatively small permanent population compared to Punta Cana-Bávaro, which contributes to its charm and sense of community. Despite its size, it attracts hundreds of thousands of visitors annually thanks to its beaches, diving, resorts, and excursions to nearby islands. (Tripadvisor)
Why Tourists Love Bayahibe
The first thing that stands out is the water.
The Caribbean Sea on this side of the island is typically calm, crystal clear, and incredibly blue.
Bayahibe is also the main departure point for excursions to one of the Dominican Republic’s most famous attractions: the Saona Island.
Every year, thousands of tourists visit Saona Island, part of the protected Cotubanamá National Park, known for its white-sand beaches, turquoise waters, and untouched natural beauty. This constant flow of visitors helps support the local tourism economy year-round. (ADETI)
Bayahibe is also considered one of the best diving and snorkeling destinations in the Dominican Republic, attracting visitors who return year after year. (Tripadvisor)
Less Sargassum, A Major Competitive Advantage
One of the most common concerns investors have today is sargassum.
While no Caribbean destination is completely immune, Bayahibe generally experiences significantly less sargassum accumulation than many beaches along the eastern coast near Punta Cana.
This is due largely to its geography and the protection offered by nearby islands and reefs.
For investors, this matters because beach quality directly affects guest satisfaction, reviews, occupancy, and rental performance.
Many Canadians and Europeans who have experienced heavy sargassum elsewhere are increasingly discovering Bayahibe as an alternative.
A Tourism Market Built Around Real Demand
Unlike some destinations that rely heavily on one type of traveler, Bayahibe benefits from multiple demand drivers:
* Resort tourism
* Diving tourism
* Excursions to Saona Island
* European visitors
* Canadian snowbirds
* Long-stay travelers
* Cruise excursions
* Retirees
The broader La Romana-Bayahibe region continues to post strong hotel occupancy levels, often among the highest in the Dominican Republic. Recent reports showed occupancy levels in the low-to-high 80% range depending on season. (Simply Dominican Villas)
For investors, strong tourism demand creates a favorable environment for both vacation rentals and future resale
potential.
The Major Hotels Driving Tourism
One of the strengths of Bayahibe is the quality of its resort inventory.
Among the most recognized properties are:
* Dreams Dominicus La Romana
* Iberostar Selection Hacienda Dominicus
* Hilton La Romana
* Catalonia Royal La Romana
* Viva Dominicus Palace by Wyndham
* Viva Wyndham Dominicus Beach
These internationally recognized brands help maintain the destination’s visibility and generate a steady stream of visitors throughout the year. (Hyatt Inclusive Collection)
Property Prices: What Can Investors Expect?
One of the most attractive aspects of Bayahibe is that it still offers opportunities across several price points.
As of 2026, investors can generally find:
* Entry-level studios starting around USD $120,000–$180,000
* One-bedroom condos typically ranging from USD $150,000–$300,000
* Two-bedroom properties from approximately USD $250,000–$500,000+
* Premium beachfront residences exceeding USD $700,000 to over $1 million
Prices vary significantly depending on:
* Distance to the beach
* Ocean views
* Project amenities
* Hotel management programs
* CONFOTUR benefits
* Rental restrictions
* Construction quality
Compared with Punta Cana and especially Cap Cana, Bayahibe often provides more square footage for the same investment budget.
A Vacation Property You Can Actually Enjoy
One of the things I personally like about Bayahibe is that it works well for multiple objectives.
Many buyers are looking for:
✔️ A vacation property for their family
✔️ Rental income while they are away
✔️ A place to spend part of the winter
✔️ A potential retirement destination in the future
Bayahibe checks all of those boxes.
The village remains walkable, relaxed, and authentic while offering easy access to restaurants, beaches, marinas, golf courses, and major tourism attractions.
Opportunities We Found
During our tour, we visited several projects that were particularly interesting from an investor’s perspective.
What stood out was that many of them met the criteria we typically look for:
✔️ Experienced developers
✔️ Land already owned by the developer
✔️ Permits in place
✔️ Previous phases already delivered
✔️ Professional rental management options
✔️ Attractive amenities
✔️ Strong value compared with Punta Cana
Some projects are specifically designed for investors seeking rental income, while others are more lifestyle-oriented and ideal for buyers planning future retirement in the Caribbean.
Final Thoughts
Punta Cana will continue to dominate headlines, tourism numbers, and new construction.
But Bayahibe and Dominicus offer something increasingly valuable:
A more relaxed lifestyle.
Beautiful Caribbean beaches.
Less sargassum.
Strong tourism demand.
Proximity to Saona Island.
Excellent diving and snorkeling.
Access to multiple airports.
And a real estate market that still feels relatively early compared to more mature destinations.
For investors looking for a vacation property that can generate rental income today and potentially become a retirement home tomorrow, Bayahibe deserves serious consideration.
In many ways, it may be one of the Dominican Republic’s best-kept secrets.
