South Florida Real Estate Q3 2026: A New Window of Opportunity for Buyers and Investors

Miami, Fort Lauderdale, Hollywood, Hallandale Beach and West Palm Beach | Market Update and 2027–2028 Outlook

By Monika Texier | October 24, 2026

After several years of rapidly rising prices, intense competition and limited negotiating power, South Florida’s real estate market is offering buyers something increasingly valuable: more choice, greater flexibility and access to an expanding selection of residential developments.

What makes this opportunity particularly interesting is that the market adjustment is taking place against a backdrop of strong economic fundamentals.

South Florida continues to benefit from population growth, domestic and international wealth migration, corporate relocation, tourism, infrastructure investment and its position as a major gateway between North America, Latin America and the Caribbean.

Meanwhile, a new generation of residential developments is transforming neighborhoods throughout Miami-Dade, Broward and Palm Beach counties.

For buyers considering a primary residence, vacation home or investment property, the question is no longer simply how quickly will prices rise?

It is:

Where can I find the best combination of location, quality, value and long-term potential in today’s market?

The third quarter of 2026 offers several encouraging answers.

1. South Florida’s Economic Fundamentals Remain a Major Attraction

Real estate markets are ultimately influenced by the people, businesses and capital they attract.

South Florida benefits from several demand drivers that extend beyond seasonal tourism or short-term market fluctuations.

Population Growth and a Large Domestic Market

Florida is the third-most-populous U.S. state, with approximately 23.46 million residents in 2025, according to the U.S. Census Bureau.

Its population has grown significantly over the past decade, supported by domestic migration, international immigration and economic expansion.

A large and diverse population supports demand for housing, retail, healthcare, professional services and infrastructure.

For real estate buyers, this matters because South Florida is not solely a vacation destination. It is part of a large, established residential and business economy.

Population growth does not guarantee appreciation in every neighborhood, but it contributes to the region’s long-term demand fundamentals.

Corporate Relocation and Business Expansion

South Florida has increasingly attracted financial-services firms, investment companies, entrepreneurs and executives seeking access to U.S. and international markets.

Miami’s international business connections, proximity to Latin America, airport infrastructure and expanding professional-services ecosystem strengthen its position as a business destination.

Corporate relocation can create demand beyond luxury waterfront residences. It also supports executive housing, professional rentals, family residences and neighborhood services.

Florida’s absence of a state individual income tax is another attraction for certain individuals and business owners, although the actual tax advantages depend on residency and personal circumstances.

Tourism and International Connectivity

Florida welcomed approximately 143.3 million visitors in 2025, according to VISIT FLORIDA.

South Florida benefits from international airports, cruise infrastructure, beaches, entertainment, hospitality and year-round cultural attractions.

Tourism contributes to the broader economy and can support demand for certain types of vacation accommodation.

However, investors should distinguish between overall tourism growth and the actual performance of an individual rental property.

Infrastructure and Urban Transformation

Public and private investment continues to reshape South Florida through transportation improvements, commercial development, residential construction and neighborhood revitalization.

Miami’s Brickell, Downtown, Edgewater and Wynwood/Midtown areas illustrate the scale of this transformation.

Fort Lauderdale and West Palm Beach are also experiencing significant residential and commercial development.

For long-term buyers, South Florida’s appeal rests on the combination of economic activity, international connectivity, lifestyle and an established real estate market—not on a single housing cycle.

2. Wealth Migration and Luxury Demand Continue to Reinforce the Market

One of South Florida’s distinguishing characteristics is its ability to attract high-net-worth individuals from other U.S. states and international markets.

Lifestyle, business opportunities, climate, international accessibility and Florida’s tax environment are among the factors influencing relocation decisions.

This demand is particularly visible in the luxury segment.

According to MIAMI REALTORS, Miami-Dade recorded 24 residential transactions of $30 million or more during the first nine months of 2026, surpassing the county’s previous full-year record.

The organization also reported that a substantial share of Miami’s luxury condominium purchases have been completed in cash, illustrating the importance of buyers who are less dependent on traditional mortgage financing.

Broward County has also benefited from domestic relocation. MIAMI REALTORS reported a 6% annual increase in out-of-state driver’s license exchanges in 2025.

These indicators help explain why South Florida can experience greater negotiating opportunities in some condominium segments while continuing to attract significant capital at the upper end of the market.

The luxury market’s resilience reinforces the region’s international appeal, even as more affordable and established condominium segments adjust to changing conditions.

3. Q3 2026: A More Balanced Market Creates Opportunities

Florida’s housing market has transitioned away from the extraordinary conditions of 2020–2022, when buyers often faced bidding wars, limited inventory and little time to make decisions.

According to Florida Realtors, the third quarter of 2026 showed relatively stable transaction activity and important differences between property categories.

Single-family sales increased 0.2% year-over-year, while condominium and townhouse sales rose 3.1%.

For buyers, the increase in available choices compared with the pandemic-era market is meaningful.

It creates more opportunities to compare properties, review building documents, negotiate terms and make decisions without the same urgency that characterized the previous boom.

Importantly, a more balanced market does not necessarily mean declining property values.

Single-Family Homes Continue to Appreciate in Several Markets

Redfin’s September 2026 Home Price Index recorded the following annual changes:

Metropolitan market

Annual change

West Palm Beach

+10.4%

Miami

+8.2%

Fort Lauderdale

+2.3%

For comparison, Tampa recorded +4.7% and Orlando +2.5%.

These figures measure changes in a repeat-sales index of single-family homes, rather than median condominium prices.

They demonstrate that price appreciation and improved buyer negotiating opportunities can coexist.

A buyer may have more time and flexibility to negotiate even in a market where underlying property values continue to rise.

4. Existing Condominiums: Greater Choice and Negotiating Flexibility

One of the most interesting opportunities in today’s South Florida market is the existing condominium segment.

September 2026 data from MIAMI REALTORS shows a significant difference between condominium and single-family inventory.

Broward

This means condominium buyers generally have more properties to evaluate and may encounter sellers who are more open to negotiation.

Broward County: Opportunities Worth Exploring

In September 2026, Broward’s median existing condominium sale price was $235,000, compared with $275,000 one year earlier.

That represents a 14.55% annual decline in the median price of units sold.

The figure is significant, but it requires proper interpretation.

It does not mean that every condominium in Fort Lauderdale, Hollywood or Hallandale Beach has lost 14.55% of its value. Median prices are influenced by the characteristics of the properties sold during each period.

Nevertheless, it provides a reason for buyers to investigate specific resale opportunities.

An additional encouraging detail is that Broward’s active condominium inventory declined approximately 12% year-over-year, despite remaining elevated.

Miami-Dade: More Selection, Relatively Stable Prices

Miami-Dade recorded 12.3 months of existing condominium inventory in September 2026.

Its median condo sale price was $417,090, only 0.69% below the previous year.

Active condominium inventory also declined 7.24% year-over-year.

These figures suggest that buyers currently enjoy substantial choice, while the existing resale market is not necessarily moving toward ever-increasing inventory.

For buyers who missed opportunities during the pandemic-era boom, today’s condominium market may offer a more comfortable environment for making informed decisions.

5. The 2027–2028 Construction Pipeline: A New Generation of Residential Choices

South Florida is also experiencing a substantial wave of residential development.

Rather than viewing new construction simply as additional supply, buyers should recognize that it represents an evolution in the region’s housing options.

New projects are introducing contemporary architecture, modern building systems, expanded amenities and increasingly sophisticated residential services.

According to RealVista’s October 18, 2026 development database, 280 projects were in preconstruction or under construction across Miami-Dade, Broward and Palm Beach counties.

Projects with published unit counts represented 36,992 identified homes, including 32,224 condominium units.

2027 represents the largest identified concentration of scheduled deliveries.

For buyers, this creates several potential advantages.

New developments can expand the range of available floor plans, locations, amenities and price points.

Competition among developers may also encourage attractive incentives, including closing-cost contributions, upgrades or flexible payment arrangements.

For buyers interested in new construction, the key is to compare these incentives with actual market value and the property’s total ownership costs.

These figures represent projects across multiple completion years, not the number of homes scheduled to finish in any one year.

Miami accounts for a particularly large share of the identified regional pipeline, with important concentrations in Brickell, Downtown, Edgewater and Wynwood/Midtown.

The scale of construction reflects developers’ long-term interest in the region.

However, planned supply should not be confused with completed, vacant or unsold inventory. Some projects will be delayed, many units may already be contracted, and not every residence will enter the rental market.

For investors, the opportunity lies in selecting developments with strong locations, differentiated features and realistic pricing relative to competing properties.

6. New Construction, Branded Residences and Professional Management

The evolution of South Florida’s residential market is particularly visible in its new condominium developments.

Many projects now offer amenities and services that would have been uncommon in traditional residential buildings.

Depending on the development, these may include:

  • Resort-style pools, wellness facilities and fitness centers.
  • Coworking areas and business lounges.
  • Concierge and hospitality services.
  • Contemporary layouts and modern building systems.
  • Professional rental-management options.
  • Branded residential experiences.

The Rise of Branded Residences

South Florida has attracted developments associated with international hospitality, design, automotive and luxury lifestyle brands.

RealVista reports a median asking price of approximately $1,710 per square foot for branded condominium developments, compared with $1,300 per square foot for other condominium projects with available pricing data.

This represents an approximately 31% difference.

The premium reflects more than branding alone. Location, architecture, services, finishes and property characteristics also influence pricing.

For buyers, the relevant question is whether the overall residential experience and services justify the additional investment.

Leaseback and Rental-Management Programs

Certain developments offer rental management or leaseback arrangements that may appeal to buyers who live abroad.

These programs can simplify ownership and may offer additional predictability, depending on their structure.

However, a branded residence is not automatically a hotel-operated property, and a professional management service is not the same as a guaranteed leaseback.

Buyers should examine the operator’s experience, contract terms, fees and financial obligations.

Well-structured management can add convenience and value, but investment decisions should always be based on realistic net returns.

7. Resale or New Construction: Which Offers Better Value?

The current market provides an unusually interesting opportunity to compare existing condominiums with newly completed and preconstruction properties.

Neither category is universally superior.

Existing Condominiums

Resale properties may offer established locations, immediate occupancy, more negotiable pricing and historical operating information.

Some buyers may find particularly attractive opportunities where sellers are motivated or units have been on the market for an extended period.

The important consideration is building quality.

Buyers should review applicable structural inspection reports, reserve studies, association finances, HOA fees, insurance and potential special assessments.

An older condominium with sound finances and a desirable location can be an excellent purchase.

Completed New Developments

Recently completed buildings offer modern amenities and the ability to inspect the finished property.

They may also provide opportunities to negotiate on remaining developer inventory.

Buyers should compare prices with completed sales in nearby developments and evaluate ongoing ownership costs.

Preconstruction

Preconstruction may provide access to preferred layouts, views, early pricing or structured payment schedules.

It also allows buyers to plan for a future delivery date.

However, timelines can change, and future rental performance cannot be established with the same certainty as that of an operating property.

The best choice depends on the buyer’s intended use, timeline, budget, financing and investment objectives.

8. What Does New Supply Mean for Rental Opportunities?

The arrival of new residences can increase the quality and variety of accommodation available throughout South Florida.

Modern buildings may appeal to tenants seeking updated amenities, flexible workspaces and professional services.

At the same time, new supply can create competition within particular neighborhoods and rental categories.

This is why investors should distinguish among long-term residential rentals, seasonal rentals, short-term vacation accommodation and professionally operated hospitality residences.

The potential performance of each depends on different demand drivers.

RealVista’s database shows that only 51 of 134 condominium projects with recorded rental rules permit stays shorter than 30 days.

This reinforces the importance of confirming rental eligibility before purchasing.

For buyers seeking rental income, a prudent analysis should include realistic comparable rents, occupancy expectations, management expenses, HOA fees, insurance, property taxes and competing developments.

The goal is not simply to maximize advertised gross yield.

It is to identify properties capable of producing sustainable net income while retaining long-term appeal.

9. Where Are the Opportunities in South Florida?

Miami and Brickell

Miami remains an international business, lifestyle and luxury destination.

Brickell, Downtown and surrounding neighborhoods offer established condominium inventory alongside a significant selection of new developments.

For buyers, this creates opportunities to compare modern residences with resale properties and negotiate based on actual comparable transactions.

Fort Lauderdale

Fort Lauderdale combines coastal living, established residential neighborhoods and growing luxury development.

It may appeal to primary-home buyers, second-home owners and investors seeking access to the South Florida lifestyle.

The best opportunities will depend on location, building quality, association costs and purchase price.

Hollywood and Hallandale Beach

These Broward communities offer proximity to beaches and convenient access to both Miami and Fort Lauderdale.

The county’s broader condominium market adjustment makes them interesting areas to explore for resale opportunities.

Buyers should evaluate individual buildings rather than relying solely on countywide statistics.

West Palm Beach

West Palm Beach has benefited from strong interest in its residential market and ongoing development.

Its combination of established neighborhoods, newer residences and growing business activity creates choices for different buyer profiles.

A Broader Florida Strategy

Buyers considering other parts of the state may also explore Orlando and Tampa, where housing-market dynamics differ from South Florida.

A successful strategy should always be adapted to the specific local market.

10. Opportunities for Canadian and International Buyers

For international purchasers, South Florida offers access to a large U.S. real estate market, established professional services and potential ownership of U.S. dollar-denominated assets.

For Canadians, this may also provide geographic and currency diversification.

Several considerations deserve attention.

Currency: Changes in the CAD/USD exchange rate affect acquisition costs, ongoing expenses and eventual returns.

Financing: Foreign-national mortgage programs may be available, although qualification requirements and financing terms can differ from those offered to U.S. residents.

Taxes: Rental income and capital gains may create obligations in the United States and the buyer’s country of residence.

FIRPTA: When a foreign person sells U.S. real property, the general withholding rate is 15% of the amount realized, subject to exceptions and special rules. This withholding should not be confused with the final tax liability.

Rental eligibility: Municipal regulations and association rules must be reviewed before relying on short-term rental income.

With appropriate legal, tax and financing advice, international buyers can evaluate these considerations as part of a well-planned acquisition.

11. Long-Term Value and the Importance of an Exit Strategy

A good real estate investment is not defined only by its purchase price or projected rental income.

Its future marketability is equally important.

South Florida benefits from a large residential market, extensive transaction data, established brokerage infrastructure and a broad base of domestic and international buyers.

These characteristics can be valuable when considering eventual resale.

However, no property is guaranteed to sell quickly or appreciate.

Buyers should evaluate comparable completed sales, ownership expenses, neighborhood demand, competing developments and potential selling costs.

For preconstruction purchases, it is particularly important to understand how many similar units may be available when the project is completed.

A thoughtful exit strategy helps buyers select properties that align with both their immediate goals and their long-term financial plans.

12. South Florida Real Estate Outlook for 2027–2028

South Florida enters 2027 with an interesting combination of strong economic fundamentals and an evolving residential supply landscape.

Population growth, business activity, wealth migration, international demand and tourism continue to support the region’s appeal.

Meanwhile, a more balanced resale market and substantial new development activity are giving buyers a wider range of choices.

This creates several opportunities worth exploring:

For primary-home buyers: More time to compare neighborhoods, buildings and ownership costs.

For second-home buyers: Greater choice between established coastal properties and modern residential developments.

For investors: Opportunities to compare resale values, completed new construction, branded residences and professionally managed properties.

For international purchasers: Access to a large U.S. property market with multiple ownership and investment strategies.

The most successful decisions will depend on selecting the right property—not simply choosing the right moment.

Frequently Asked Questions

Both offer advantages. Resale may provide established locations and negotiating opportunities, while new construction offers modern amenities, contemporary design and potentially attractive developer incentives.

They can be attractive to buyers who value design, services and professional management. Their financial suitability depends on purchase price, operating expenses, rental rights and long-term demand.

Can Canadians buy property in Florida?

Yes. Canadian buyers can generally purchase Florida real estate, subject to applicable laws and transaction requirements. Financing, taxation, currency exposure and estate planning should be evaluated with qualified professionals.

Conclusion: An Evolving Market With Compelling Opportunities

South Florida remains one of the United States’ most internationally connected and economically dynamic real estate regions.

Its appeal is supported by a combination of population growth, corporate activity, wealth migration, tourism, infrastructure and lifestyle.

Existing condominiums offer greater negotiating flexibility in certain segments. New construction is expanding residential choices. Branded residences and professional management programs provide additional ownership options.

For buyers and investors willing to compare properties carefully, South Florida’s evolving market presents meaningful opportunities to acquire real estate aligned with their lifestyle and long-term financial objectives.
